Who is authorized to vote at my house?

To All Carolina Arbor Property Owners,

As we prepare for the HOA Board of Directors election and Budget approval voting it is important that we have accurate information within OCA as to who are the property owners and who are the Designated Primary Owner for each property.  The OCA member type is used to send out and collect voter responses for HOA business. In preparation for these annual activities, you should review who is listed on OCA as the Designated Primary Owner with voting responsibilities for your property. As per the HOA Bylaws there can be only one Designated Primary Owner per property to vote on HOA matters.

You can determine now if you are the Designated Primary Owner for your property using OCA. On OCA, click the drop down next to your name in the upper right corner and choose Profile. Under the Membership Summary there is a Type field. If you are the Designated Primary Owner, your OCA member type will be set to either Owner Occupant Primary Voter, or Absentee Owner Primary Voter. Only these OCA member types will be sent the ballots during the election and budget approval cycles, electronically or, if requested,  hard copy. 

If you desire to change the Designated Primary Voter to another owner for the property, please write to Gianna Farino, Associa’ s Community Administrator, email gianna.farino@associacarolinas.com. Use Subject “Designated Primary Voter Change Request” on the email and supply the Carolina Arbors property address and the name of the person whom you are requesting to be listed as the Designated Primary Voter in the body of the message. Only residents on the recorded deed and in good standings within the HOA are eligible to be the Designated Primary Voter, unless they have General Durable Power of Attorney, or if they are the trustee of the trust that is on the deed.

Whereas the only requirements for becoming a Designated Primary Voter are that you are an owner of record on the deed for your property and in good standings within the HOA, it is highly desirable that you be a homeowner registered on OCA, have a valid email address, and have not blocked emails from OCA. By doing this you will be able to receive all information electronically related to the HOA elections and annual budgetary approvals. This will save the HOA a considerable amount of money in mailing expenses and a considerable amount of time and effort in computing and validating any voting  results.

If you have an OCA member type of Absentee Owner Primary Voter, you are now able to vote online.  If you desire a hard copy ballot, please make sure to complete the secondary address section on your OCA profile with your current mailing address. This will aid in mailing hard copy information to you.
